Doesn't the builder's sales rep already help me?
The onsite rep's job is to sell the builder's homes at the builder's terms — they represent the builder, not you. Going in without your own agent is walking in unrepresented against their team. Having your own agent means someone negotiates price, upgrades, and contract terms in your interest, and it typically costs you nothing out of pocket because the builder pays the buyer's agent commission.
Do I pay anything to work with you on new construction?
No. The builder typically compensates the buyer's agent from their own budget — your purchase price is the same either way. The difference is whether you have an expert negotiating incentives on your behalf.
What is the Insider list?

Can I still get builder incentives if I already visited a community?
